I would see if you could find a local contractor to take a look at the issue in person, a lot of contractors will take a look for free and they will be able to tell you how serious of an issue it is.

Honestly it really depends on the MLS, for example our MLS in Central Oregon pushes our listings out to approx. 2000 websites, so for $45 a month in MLS dues we see that as a great investment and also guarantees us our cooperating compensation. I would look into the rules and regulations for the MLS you are considering joining and then weigh your options.

There is always a lot of hesitation when it comes to choosing a brokerage, there are so many to choose from. As a new agent you will want to make sure they have tools and training to get you familiar with their systems and policies. It's always good to know what their split is, any "desk fees" what all they cover when it comes to your advertising. I would highly recommend not only meeting with the broker but also talking with fellow agents and see what they have discovered. You want to find a place that not only supports you and your business but that you also fit in with the other brokers and can build good and lasting relationships.

We just went through this with a client of ours, they were willing to accept the property as is and actually weren't going to do an inspection. Even if you are accepting it as is it's a good idea to know as much about the property ahead of time as possible. You don't want any big surprises.

Yes, we do this all the time with a simple fee agreement and have it paid out of escrow.
