Hoping I can maybe explain why you can't really search this - about 10 years ago the National Association of REALTORS® started requiring MLS databases to become RESO certified, meaning that all backend fields in the MLS had to follow certain criteria. I know on the MLS here in our area it is no longer labeled ADU it is actually spelled out as Accessory Dwelling Unit and it is a yes or no checkbox...I hope that helps.

My business partner did this a few times. He found that doing zoom classes that the title companies put on while he works on filing paperwork for things that are more mindless tasks helped dwindle down the hours. A lot of those classes are free as well. Personally I would take a lot of small classes rather than longer ones as you can easily dedicate an hour or two while sometimes a 12 hour course could feel daunting.

We personally have a rule of 3 in our office. We find that personalities are varying between all of our clients and we highly encourage our buyers to shop around and interview several people in each field. Especially when it comes in inspectors and mortgage or loan officers. Everyone is different and just because you hit it off with the broker/agent you may find a better fit with someone other than their "guy".

When it comes to working with the sellers agent keep in mind that at that point they represent you both, some brokers/agents are able to handle this very well, while others struggle with it. Remember that you want to have the best representation for you, someone who is looking out for your best interest. If they represent the seller too they are not always able to assist as much because they are what is considered dual agency. 

As for red flags there are many, but follow your gut. You will always know what is right for you. 

We are finding that a lot of commercial spaces are sitting longer as a lot of offices are sticking with allowing employees to work from home. Not sure if this is the case in your area. Where all does your  PM advertise the properties?

So that's the thing, I wasn't looking for leads. I HAVE leads for other people but even that was deleted. I want to make sure my clients are taken care of so having my first post deleted asking for brokers in certain areas taken down felt very discouraging. I am not looking to gain any leads by these posts but we have clients looking in many states right now and I want to be sure to team up with the right people for the client.

@JD Martin thank you you are the only one that has remotely tried to answer why my posts are getting deleted. I was attempting to find contacts to share tips on how to find investor leads, etc but continue to be deleted. I have reached out many times to advertise and never get a response so feel pretty discouraged by this platform at the moment. Thank you for taking the time to respond
