Yes you need to contact an attorney ASAP and find out if there was a will that states what happens to the home in the event of death. 

This is not normal at all and it sounds very much like you need to step in ASAP - standing water is not something to mess with no matter what! Get in there ASAP

@Daniel Dube - this would be a great question to ask the escrow officer handling your closing - they usually review the lease and make sure the proration is followed per the lease - in Oregon it is standard to do 30 days for every month no matter how many days there are.

Steve, it sounds like the agent has set you up with a public portal. I would recommend asking your agent as a lot of times documents are not viewable to the public.

I would recommend, NICELY, reaching out the the escrow officer and letting them know. I have never seen one not be funded the day of recording or the day of the refi being complete. Always good to just have a conversation and see what may have happened.

Great question and CONGRATS on your license. As a brokerage owner here are a few things that I look to be asked in any interview;

1. How much one-on-one learning is there?

2. Is there opportunity for education through the brokerage?

3. How many brokers do you currently manage?

4. Is there an admin for listing/transaction management?

5. Are there any desk fees or monthly fees and if so what are they and what do they cover?

6. Is there an opportunity for leads?

7. What is my commission split? What is my commission split on my own deals? Is there a cap on my commission for the year? If yes, is the year fiscal or hire date?

8. Can I review a sample contractor's agreement?

These are just the start of what I look for but these are the key ones. If they don't ask these then I really don't feel they understand the real estate industry enough to be in our tiny brokerage.

I would recommend interviewing several brokers in each of the areas that you might be interested in. Not every agent is invested knowledgable or friendly. Be upfront about where you are in the process and get to know how they interact. Make sure they are a good fit for you!

I agree...CANCEL! But I would recommend making it very clear in writing why you are canceling in case they decide to try the discrimination path. Simply state that you do not feel comfortable with how the conversation went and that you would not be comfortable with this no matter who it was.

I actually just bought a home in July. The previous owner lived here but rented out 3 of the 4 rooms. 8 months since we closed and I still get packages and mail DAILY...I honestly get more for all of them then I do our household members. I started by "return to sender" but I got sooooo sick of that. I then took it all in a brown bag to her realtor (TWICE I filled a full sack) then I got sick of that. I started throwing them away - I asked our mail carrier what to do and he said as long as I am not opening their mail that really there is no harm. With packages - I would tell your tenant to bring them all inside if they can and just stop leaving them on the porch. After a few of them not being able to be retrieved she may change her address as she will be upset by the wasted money. Tell them to not open them but save them. Then take them to a UPS store and say, no one is here by this name and walk out. Don't give them a chance to say no. It has worked here so far I am getting less and less every week. But I feel their pain.
