@JD Martin thank you you are the only one that has remotely tried to answer why my posts are getting deleted. I was attempting to find contacts to share tips on how to find investor leads, etc but continue to be deleted. I have reached out many times to advertise and never get a response so feel pretty discouraged by this platform at the moment. Thank you for taking the time to respond

Sure. The site takes a pretty hard tack on advertising outside the marketplace. Advertising is broadly defined as:

BiggerPockets may consider looking for or offering deals, looking for or
offering loans, looking for or offering to be a cash buyer, looking for
or offering services or any mention of your company, or what your
company does or links to your company website, social media handles or
email address to be advertising.

It also prohibits including contact info (outside of your signature) or any recommendation for people to contact you for any commercial purpose, and sharing investor leads would fit into that.

You changed your first post, but it was about investor leads. If you posted "What are some of the ways other realtors/flippers are using to generate investor leads?" that would stay up, but if you posted "Hey all! PM me so we can swap investor lead strategies" or "My agency is increasing its activity in commercial real estate so I would be interested in any investors out there looking to purchase", something like that would be taken down.

My suggestion: if you are looking to generate leads for yourself or your agency, use the marketplace. That's what it's there for, and you have a membership that allows you to place ads. I think a lot of posters think they'll gain more traction if they use the forums instead, but honestly it's just the opposite - the forums are so incredibly busy that only a few threads manage to stay at the top of the feed. Every other post is going to be buried in the mix within 2-6 hours. The marketplace is busy but not nearly as busy as the (free) forums, so a well-crafted ad is more likely to be seen by people looking for a specific service.
