This month, we are getting back to the fundamentals of business and mastering COMMUNICATION. Now before you click out of this email because who wants to hear that boring "C" word, hear me out:

How much easier would making an offer to a seller be if you knew exactly what language and order it needed to be presented in to get a YES?

How much more efficient would hiring + training be if you knew exactly which personality characteristics excelled in that role (yes, this includes VA's too!)?

Wouldn't it be pretty cool to understand how to build rapport with anyone from a seller to a potential PML easily and effortlessly? (Psssst: It’s not about finding commonality with the other person or even getting the other person to like you).

For those of you who don't know-- In my obsession with continuing to grow my knowledge and our business(es), I decided to get my Master Certification in Neurolinguistic Programming (NLP) in 2021. Never heard of it? Promise you're not alone there! Long story short, NLP is an extremely powerful set of tools which allow us to think, communicate, and manage ourselves and others more effectively so that we can DO more, BE more, and HAVE more in our lives.

This, paired with understanding the DISC assessment, have become critical in helping us to build rapport quickly and effortlessly, uncovering a person's communication styles and speaking in their language for faster results, presenting our offer in the right order, and hiring and training employees and VA's.

This month, I am going to be diving into some JUICY tips I've learned over the years that we now use in our business (and also every day lives) that have been MAJOR keys to sales, closing, communication, and negotiating.

We are super excited to have Matt Ruggiero as our speaker this month! Matt is the COO at Better Path Homes as well as a licensed broker for his own firm. Before getting into real estate, he studied mining engineering at Virginia Tech and worked at underground salt mines as a project engineer; pretty cool huh?

In 2016, he got his real estate license with the idea to buy his own rentals, but fell in love with hunting for deals for investors. In 2019, he joined forces with Stephanie, Jeff, and Zach and became Better Path's COO. He has grown the company into a 100 property/year new build and 200 property/year wholesale company with 12 employees and a group in the Philippines.

Matt is a wealth of knowledge and is going to take us through MULTIPLE important lessons he's learned along the way to hopefully help speed up all of our learning curves. Some of those lessons include:

• -Scaling your business and what it takes to not collapse once you cross the next threshold
• -Finding your niche
• -The process behind high volume and why their transaction team is so successful
• -How to JV with Better Path and why you would do so
• -Market outlook

We are super excited to have David Hall as our speaker this month! After working in the telecommunications industry for 30 years holding roles in product development, product line management, and tech support; he retired and turned his focus to building a large real estate portfolio. To date, he has built said portfolio to over 40 doors in the Hickory-Newton-Conover and Charlotte areas.

David will be taking us through the pros and cons of multi-family investing, his experience investing in multi-family real estate, how he finds and analyzes the properties, lessons learned throughout the process, and some case studies on his deals.

I think it's safe to say most investors wouldn't mind adding some multi-family properties to their portfolio, so what better way to learn than from someone who is doing it successfully and locally?! We are super excited to have Danny Crowell as our speaker this month! Danny has been a real estate investor for over 40 years and he has quite the resume to back it up. Here's a little peek into Danny's real estate experience:

-He currently owns four companies that combined, flip between 25-30 homes a year while managing several groups of contractors at a time.

-He has flipped numerous business, including a grocery store, several convenience stores, a weight loss center with tanning and aerobic, and a personnel agency.

-He previously owned 2 mobile home dealerships and was 50% owner of 19 mobile home parks in 8 states with approximately 1,400 units.

-He created a lease/option company which acquired over 300 homes while simultaneously developing a credit repair company to assist buyers.

PHEW, right?! Danny is truly a wealth of knowledge and we feel confident there is immense value for everyone in this conversation. Please do yourself the favor and set aside some time to be here to listen and participate in everything he has to share!
