Happy November!

This month's Lake Norman Real Estate Meetup is Wednesday, November 20th at 6:30 pm and we will be meeting at Sabi Asian Bistro in Davidson (Exit 30) at 130 Harbour Place Drive, Davidson, NC 28036!

We are super excited to have one of our own regular attendees, Dan Schiermeyer, back by popular demand as our speaker this month! Dan moved to Charlotte in 2016 and while working a W2 job, he began his journey into real estate investing. He started with residential investing, using house hacking strategies to grow his portfolio. In 2020, he purchased his first commercial real estate investment, Suds N’ Shine Car Wash, on Old Statesville Road. 7 months later, he purchased his first self storage facility! Dan was able to leave his W2 job in 2022 to dedicate his time to running his investments and has also started working on a few new exciting ventures that he is excited to share more about.

One of my favorite things about Dan is how he can so easily lay out his path to success in a way that anyone can follow. He is a wealth of knowledge when it comes to analyzing deals, utilizing funding sources (that are available to all of us) to minimize personal investment, and finding value-add strategies to supercharge his investments. Plus, the new ventures he's working on align perfectly with his current businesses and are really exciting to learn about!

This is going to be such a valuable opportunity to gain more knowledge about commercial real estate in addition to the residential investments we are all doing. I highly recommend you make sure you are in this room, and as always, feel free to bring anyone you think may also enjoy this!

LKN Meeting Update: Unfortunately, Britt Loukos, who was scheduled to speak at our meetup tonight, has come down with the flu and will no longer be able to attend. Tonight's meetup will transition to a networking/panel style meetup. We are hoping for a quick recovery for Britt and look forward to having her back out in the coming months! We are SO excited to have Britt Loukos as our speaker this month. Britt is a FORCE in real estate development and has an impressive resume to back it up. She is going to take us through lessons learned from spending the last 10 years as a fiduciary and asset manager for 63 commercial properties and 4,937 apartment units and starting her own development firm.

Britt has been a LKN meetup attendee from the start, but if you haven't met her, her experience ranges from working with a track builder, to completing economic studies for master plan communities including Swamp Rabbit Trail (Greenville, SC) and the City of Kannapolis, managing fund level finances and equity capital for real estate funds, institutional, and family office clients, deploying equity capital to acquire sub-performing loan pools secured by real estate, and overseeing the development of a private island resort in BVI and multiple infill developments in Nashville. Most recently, she created Lumen Development - a real estate development firm focused on creating luxury assets as well as serving our community by creating and preserving affordable housing. She currently has $15MM in assets under management and have completed $45MM of commercial and residential real estate development to date through Lumen to date.

We are super excited to have Daniel Molina as our speaker this month. He will be giving us a state of the union from a lender's POV, how to present your deals to get funding, and products he's seeing gain popularity like ground up and build to rent (+ how to use them).

Daniel has been a LKN meetup attendee from the start, but if you haven't met him, he is a passionate Charlotte-based Lender with a wealth of hands-on expertise. Having an extensive background in finance and dealerships, he naturally gravitated towards lending. He has been cultivating his multifaceted skill set ever since. Currently, Daniel serves as one of the most prominent providers of financing solutions for residential real estate investors nationwide. He is currently SVP and Sales Director at Acra Lending; one of the largest private lenders in the nation. He is also the Sales Director & Founder of DM Designs, an eCommerce, SEO, and website UI development company founded in 2011. Furthermore, he is a speaker at REI conferences across the Southeast.

I know we have all heard the saying "your network is your net worth," and in this business, that couldn't be more true. With over 100 people moving to Charlotte a day, we have also gained a lot of new (or new to Charlotte) investors who have reached out looking to join our community. This month’s meetup will feature our once annual opportunity for any and all contractors or service providers to come out and introduce themselves/what they offer to the group as we all know a solid team is essential to success and scaling.

We always love hearing about the conversations, connections, and the deals that come out of these meetings and we know there is always a diverse group of experience that attend our meetups. As many of our regular attendees know, we hold a portfolio of rentals in the Lake Norman area. We had previously managed them all in-house, but have recently decided it is time to offload this responsibility to a professional so we can focus on scaling + money-generating activities. So, this month, we are excited to introduce you to Andrew Shearer as our speaker!

This month, we are diving into something that can truly make or break your investments; proper insurance!

I think it's safe to say we encounter some very ~unique~ situations in this industry, and if you aren't intimately familiar with how your properties are covered, you may end up spending a lot of time and money to fix those issues. Most real estate investors end up purchasing insurance with minimal understanding of what they're actually buying, and unfortunately, most real estate investment insurance products offered in the marketplace are inadequate and fall short of protecting our interests. We all know we are nothing without our teams, and we are excited to share one of our valued members, Mike Stelljes from Lowry Insurance, with you! He has been in the insurance industry since 1993 and currently handles 200+ real estate investments in 42 states.

Mike is going to help shorten our learning curves by sharing some of the lessons learned from his 30+ years in the industry, as well as the programs he offers that are not available to the majority of retail agents and brokers that include better coverage, pricing, and much less time involved; so you can focus on doing what you do best - closing deals.

This month, we are diving into something our businesses simply wouldn't be successful without— LEADS!

I think it's safe to say we all want access to more off-market properties; but these require time, effort, and dedication. One of the best secrets to finding off-market properties is to utilize other sources— like building relationships with local experts and leveraging their marketing efforts. So, we are going to be diving into how to effectively network with wholesalers to get more off-market leads. Cultivating a relationship with wholesaler(s) who understand your business model, buy-box, and the way you evaluate a deal are INVALUABLE to your business; and we are going to break down our methods of identifying, training, and winning when working with wholesalers this month! This will be very interactive, so please bring any questions or best practices you have as well!

We are very excited to have Carrie Lique as our speaker this month! Carrie is the Managing Attorney at McNaught and Clements, PLLC in the Lake Norman and Mooresville offices. She is also a licensed attorney in the state of Florida. After graduating law school in 2007, Carrie was selected as one of the youngest women to serve on the Mecklenburg County Bar Association Board of Directors for a 3-year term. She has been a licensed attorney for 15 years and her primary focus has been real estate transactions.

Carrie will be diving into laws, procedures, and popular legal topics that real estate professionals need to know. We will be covering topics such as when and how to use certain contract clauses (and the cautions with doing so), changes in real estate laws coming down the pipeline, and things you probably should/should not be doing in your business 🫣. Carrie also regularly presents to real estate professionals on mobile home investing (and its cautions), estates, encroachments, and more; so come ready with that list of questions while we have an expert's with us!
