Hi @Chiyane Peterson I started wholesaling in DE about four months ago, but haven't gotten a deal yet. I'm still plugging away ... cold calling, sending letter AND knocking on doors! I'm the type who likes to catch people off guard LOL I have a mentor that's doing very well. Said it took him MONTHS to get his 1st deal, but now he's doing very well. I also work with my realtor when I have questions and an attorney who closed on my 1st investment property. Keep networking, going to REI meetups and events and ask questions ... along with reading the posts here on BP.

If you have any questions you want to ask, please don't hesitate :)

@Matthew Thomas  This post is right up my alley!  I ran across a four unit that has been 50% rehabbed by the owner.  A financing company put a couple of their posters on the property and advised they do financing.  My issue is coming up  with the 20% AND the remainder of the rehab money.  I have one property that cash flows very well, but I'm new to the world of investing.  It looks like a great opportunity with the multifamily and the cash flow seems to be there once it's renovated.  I'm going to watch this thread like a hawk lol

@Adaugo Botchway You're very welcome! I'm not sure if she's on here. You may want to check on forming a series LLC in Delaware to house your properties both in DE and PA. I don't have much experience in them, but plan on forming one at the beginning of the year. I'm in the research phase now. I'm also learning more about business credit and hope to build up enough where I can purchase my next property in the name of the LLC.

@Allison Meggison  You're welcome!  Yes I'm referring to the county site.  In Delaware it's: http://www3.nccde.org/parcel/search/ Sometimes the LLC is listed at a residence on the parcel site. I'd then go back to search that address on the parcel site that comes up for the LLC. It could then list the individuals names and you contact them from there.

CONGRATS ON THE NEW DEAL!!! Very interesting as I'm in the same pay down debt from my 1st property situtaion. I'm itching to get into the next one as I stack my money, but I know my DTI is a little high. You've given me some things to consider and go after :) I appreciate you sharing and know you'll create that long term wealth and freedom I feel we're all looking for!

This also might work for some, but not for all ... check the parcel site of the state and see what address the LLC is listed at. Then search that address and see if there's an individual's name listed. Search that name / address through truepeoplesearch.com or Whitepages.com and see who the owner is.
