Hi @Chris Teti!!! Thank you for the insight!  It is a lot that goes into it.  I'm apart of an investment league and a guy that does it came and spoke.  He gave us some basic tips and things to start us out, but kept the big nuggets to himself ... rightfully so LOL  I'm sure I'll end up going with a company, but I always like to educate myself with things and give it a go.

Hello BP!!! I recently started an LLC and was wondering what type of success and stumbling blocks everyone has had in building their own business credit? What companies do you find that are extending lines of credit and / or loans to your business? How long have you had your LLC or corporation as I'm sure that may have made a difference in a denial vs. an approval? Was a personal guarantor contingent upon approval? I was looking into working with a company, but like to give things a good effort before I hand things over to someone with more experience. If you've had really good success with a company who set you up, please share your story as well!

@Mike Reynolds  I greatly appreciate the response!  I know that I don't have all the knowledge to quit my day job and become a GC, but the motivation is there to self manage.  I'll have to educate myself in the process, but I'm hopeful to get there one day.  Whenever I work with different trades I ask questions and hang around to see the process when I can.  I feel that some may not be receptive of a woman GC or project manager and like you said, cut them loose. They'll jack my project up and make it harder for me to get to the finish line.  I'll keep plugging along with learning and connecting with great contractors to make things better in the future!

@Michael Ablan  Thank you for the thoughts!  I'll stick to what I know for now and introduce more knowledge as I grow.  

@Matt M.  I've done remodeling on properties and used to be a kitchen and bathroom designer for 8 years.  I'd visit the job sites and help my guys with installs from time to time.  I won't quit my day job tho LOL

@David Tyrawa  I didn't think you were being rude LOL  I appreciate your brutal honesty!  I can paint, mitre millwork, install flooring and a few basic project tasks.  I'm afraid of electrical work as I've seen a few sparks more than I care to see LOL  

@Scott P.  That's a great idea!  With this project I'm looking at, I've connected with different teams to get their perspective on things.  I appreciate good work and people so paying someone upon completion or a weekly draw is great incentive to keep coming back on my projects.  I love to feed people so a spontaneous lunch or breakfast at the job site is always a great treat :)

@David Tyrawa @Pat L. @George W. @Billy Smith  Thank you so much for your advice!  I was going to take a construction management class held by my local investor league.  Everyone said that it was a good class to give you a better perception into the GC and builder world.  I don't have the type of experience that everyone referenced so I'll keep plugging along and learning all I can learn on these job sites and networking to meet good GC's to get the project completed well, on a good time frame and on budget!

Hello BP fam!!! I'm still considering myself a newbie to investing as I've got one investment property. I'm interested in pursuing a triplex in need of a full gut renovation. I haven't had the best dealings with contractors for both my primary home and my rental.  I was reading an IG post about becoming your own project manager. I've done some renovations, can use power tools, measure, help with installation of cabinets, etc. so I have some skills to help my projects along. I have connections with different trades and was wondering if anyone has some tips on the pros and cons they've experienced with becoming their own manager on projects. I work full time, but to have the ability to cut down on the contractor's overhead cost and save myself some money is appealing.  Any info is greatly appreciated!

My agent and I went to look at it today, but the doors were boarded up.  The listing agent didn't even know.  The front porch was caved in and there were mice scurrying across it smh  I know it's a gem, but I'll be D@MNED if I'll pay what they're asking.  I listened to a MF podcast here on BP and Brandon said he just kept submitting the same rejected offer to the bank, but crossing the submission date out.  Hopefully it'll be a subtle reminder that the property is sitting and not making them any money.

@Vernell D Watson  Did you get anywhere with the property?  Is it still sitting vacant?  I've found a triplex in my area's historic district that is owned by LSF9 MASTER PARTICIPATION TRUST.  It's in bad shape and idk if it's even worth pursuing.
