Jumping on this thread to share my regrets...

Me and a friend of mine were new to real estate.  I had recently brought a property and they hadn't even had a place of their own.  We went to go see a commercial property that had three buildings on the parcel ... a garage, a 3br row home and another building that had a livable 2br with an office beneath.  Fast forward to today's rents, we would have collected around $3600 in rents for a property that sold for $160k.  I ride by from time to time and get sad smh  

I recently offered on a duplex with a separate burned garage with an apartment above, but it was rejected as the bank chose a higher offer.  That buyer never signed the banks' addendum so it went back on the market.   I walked it a third time and submitted a slightly higher offer then retracted because I wanted to do more research.  My realtor thought we had another 10 days since the property was relisted.  NOPE, they accepted another offer 5 days after relisting.  I didn't even get to submit the even higher offer.  If it goes back on the market again, I'm offering my highest and best off the bat.  Hard lesson learned...

Good day!!! I would definitely challenge the appraisal.  When you order a new one, put together a small binder of comps you've found that support your asking price and put a list together of what renovations you've done.  @Taylor Muell is on the money with that.  You can do that with refinances too!

Hi Char! Buying here can make sense, but with a budget of $110k you wouldn't be in the nicer areas of the City of Wilmington. Areas throughout New Castle County (New Castle, Claymont, Bear, Newark, outside of the city limits of Wilmington) are going to be much more. I've had some deals presented to me in that price range, but they're all cash requests. I sent a friend of mine a MLS listing for a duplex in Wilmington and it was going for $175k w/ tenants in place. I've seen some sell in desirable areas, not well kept, that are selling for $220k. It's a tough market.

@Tom S. GOOD LOOKING OUT!!!  I'm new to this so I didn't consider it as I didn't know :)  Now that I know, I'll give some banks a call on Monday!  I have some money saved and am about to close on my 1st wholesale deal this Friday with a super fat check ... #PRAYERS!!!  I've been chasing this deal for over a year so this lending option might help me take it down.  I truly appreciate you for sharing!

@Marco Bario Thank you so much for your response! The main property I'm looking at is a 5 unit (I also have a mixed use and a duplex I found off market). I've got one buy and hold property under my belt that needed cosmetic work. This one is a full gut and I'm ready for it ... just need the funding LOL My realtor has a married couple that she'd like me to do a JV deal with as our area doesn't have a lot of MF properties on the market. I'm one of those control freak types and just want someone to lend me some money and let me do me smh lol I have to get out of that type of mentality as they may be good to work with. Either way, I'm taking these deals down DOWN!!!

Good evening BP!!! I'm new to wholesaling and have a property under contract with the seller. I've spoken with two different attorneys on who should run title ... one said that I as the wholesaler should, where the other said the opposite.

I also signed the agreement with the seller in my personal name, now I'm considering putting it under my LLC. Has anyone had any issues doing it one way or the other? What are your reasons for doing it either way?
