I’m wanting to find out what s a good system to use to track a 5 unit rental property , how to keep up the incomes& expenses & also a easy way for tenants to pay rents ect.?

@Jaysen Medhurst & @Kadeem Wells I’m not going to do anything with this one at moment , it was overpriced &  I  analyze  With the numbers that was giving to show how bad of a deal it would be ,  the biggest problem is it’s under rent , & overpriced, we put the management fee low because it was self managed by one of the partners ,the rents have not been raised for 9 years 👀😬 , same tenants are living there also

@Jason D. thanks I just talk to my partner we are going to just go ahead and kick out the 20/25 that’s required. we have the funds, I’m new to all of this and was trying to find out if it was possible because of the first time buyer thing I ran across but it seem like it may be a headache so we’re just going to go the normal way if our offer is accepted

@Tim Herman yeah definitely don’t want to be into any kind of mortgage fraud I just want to figure out a way to give the other investor ownership but also if we could take advantage of the 3.5 down payment take it but if we can’t we would  just put the 25% required but I just wanted to see the options that were available legally

@Jason D. the other partner wants some kind of ownership agreement , since he is funding half of the deal , I plan on living for like a year or however long I have to then hopefully being able to put a renter in the unit I will be in and hopefully refinance to get the equity out of it to do another deal .
