I’m sorry I wasn’t really asking a question I just wanted some extra eyes on the numbers and see if it was a good enough deal , with the $280 cash flow , 13% return, and I was curious if any knew it the area but I just realized they don’t post the area in the post . It’s the forest park area of Atlanta btw

@Georgui Kasaev thanks , I’m so I see it is very difficult to come across , even in Athens which surprised me, I had this assumption, a rural college area may be able to , maybe I aiming too high  & should try and meet halfway with maybe a 1.5% and crunch my numbers , seems like  those days of being all in a property for 50-60 & getting 1000-1200 rent days are over lol , thanks for the insight

@Lee Taylor thanks I’ve been considering Macon , I’m going to have to come there to Macon and get a feel for the area & market and try and network with some people there that may be able to put me around a good pm & gc 

Mostly just looking to find area outside of the Atlanta area that could possibly hit the 2% rule , places that I’ve considered Macon, griffin , dalton , maybe Cleveland tn , Athens , Columbus ect I guess I’m really trying to hit my state backyard instead of branching out to Milwaukee or Detroit, my main goals are I’m trying to replace my income passively by buying a couple of rentals I could buy & hold . I’m not focused on equit, I’m mostly focused on cashflow for now , once I can achieve that target number I need then I would focus more on properties that I may be able to get more of a equity play.  Tips & advice are definitely needed - 

I’m glad I came to see the date I thought it was going to be 28th but it’s tonight , I’m in super rush mode I can’t miss this event ✌🏾

@Derek Diamond I know exactly what you mean I think I’m going to try and do it in years like I’m on episode 45 , 5 more I’ll be on year 2014 , I’ll take a  break go over my notes and then start fresh with the 2014 , I’m on good track , I listen to like 4 or 5 a day , it makes it alittle easier because I’m a truck driver and it makes my trips go by so much faster .
