@Daniel F. Harb people talk about diversification, have a bit in the stock market and RE. That's bs. I sold my position in the stock market including 401k money all to invest in RE - thank god. I'm diversifying my position investing in different types of RE to hedge risk by buying cashflow properties, syndication deals and invest in appreciation markets with not so much cashflow in different parts of the globe. Perhaps you can adopt a similar strategy...good luck!

It really depends on the area. In general, when you buy a SFH in Japan outside Tokyo, the value of the home goes to zero, the land retains its value or goes up if you are lucky. This is the typical Japanese mindset for properties in Japan.

Tokyo which is where I live is a different ballgame.  Tower mansions tend to go up or retain its value, depending on proximity to the train station and other factors.  New construction I know some people who have made a killing buying and selling the property before the concrete even hits the ground, more speculative investing obviously.  So if you were to invest in Japan, I think tower mansions in the 23 ward core or mult-family is a decent investment, depending on price like any other investment.

@Joe Santos FYI As a Canadian you’ll also need to setup a LLC to prevent withholding on rental income in the states. Something to look into
