@Michael Ealy gotta say I love your success story. What a great post. I'm looking to do the same with investors in Japan (I'm based in Tokyo) who want to invest in multi family in the US. Wondering what kind of legal requirements /regulation you had to go through to sell equity to investors based in China?

@Bob King Tenants pay water and sewage in Dayton. Cap rates are quite high so it's a cash flow market. If that's what you're looking for I would definitely consider Dayton for a place to invest. If you need some intros PM me. Best of luck

You can get nightmare tenants in higher class properties even with certain screening. Roof replacement will certainly knock your cash flow regardless of property class and purchase price.

There are some excellent turnkey operators out there but yes, majority are shams like Morris. His model is just a referral to oceanpointe, turnkey operators that do the rehab and manage the property all under the same company are the type of turnkeys investors should be looking at. There are some success stories in the turnkey space...
