@Jay Hinrichs I'm a Canadian living in Japan so know both sides of the pond. Japan is in dire need of immigration given the aging population. However without Japanese language skills it's generally a show stopper. On another note, they give away free homes to anyone who wants to live in the outskirts of Tokyo where towns are pretty much dieing from an aging population and people emigrating to the city (ie Tokyo). You put 50k in renos you pretty much have a livable dwelling, could be attractive in the covid world

@Jocelyn Doumani I really hope the tenant doesn’t trash your property. Will be huge losses. You need to relook your screening process and try do annual inspections if that’s allowable throughout the lease term

@Andrey Y. Congrats on your returns. I own both rentals directly and involved in a syndication. I found the due diligence time was more on the syndication just because of the scope and size of the deal. For diversification and balancing your liquidity I would argue do both

@Salvatore Lentini no one can predict what will happen with the economy but I would put money on a small recovery then a recession to follow. Covid will be around for months unfortunately. I'd like to know how your MF fairs against your other holdings in what seems to be a well diversified portfolio

@Tom De Napoli , great to hear you loved Tokyo! It is a very unique fun city to live in. I agree with your analysis, it is way too early to see the impact of this recession on MF. I know it’s been a resilient asset in past recessions but the magnitude of this downturn is like nothing we’ve seen. You cannot imply MF will weather this because it has in past recessions. Long term it’s a great asset to own but those with weak balance sheets will be forced to exit. Question is how many owners and syndicators are over leveraged and will be in this position is something we will see in the next few months. I really hope it will not get to a point where owners are forced to exit and we go through a steady recovery.

@Danny Randazzo I think it’s too early to assess the damage of covid. Although I think MF will fair well compared to other assets, we’re still in chapter 2 of a chapter 12 book.

@Elliott Elkhoury but I do think this recession will be different as the magnitude of job losses are unimaginable. That said, I would still bet on MF over other asset classes

@Rick Martin Las vegas numbers are staggering and it's been one of the greatest markets to invest. Been always looking at population and economic growth when analyzing MF markets, now you can add diversity of jobs to that list. Thank u!
