I do the opposite. I buy US properties and finance them using Japanese debt.  I did this years ago when the yen was strong so it’s worked out nicely.  Looking to refinance with a U.S. lender and rinse and repeat when the yen strengthens.  I wouldn’t invest in Japanese properties solely because of the weakness in yen as there’s no crystal ball as to what the rates will be in the future.  Plus real estate is illiquid so hard to time the market moving money across borders to achieve a favorable exchange.

@Kiet Ho I bought my first all cash. Was a cheap property and I don’t believe in leveraging these types of lower priced properties as appreciation is somewhat limited. Had I not bought in cash I would be in a negative cash flow position after a tenant turnover which required more maintenance and repair/cleanup than anticipated. The unleveraged strategy worked out for me in that sense as the cash flow was strong from day 1 to cover these expenses. In general I believe you need to leverage in real estate but how much leverage you want to take on depends on your risk tolerance and property class. My 2 cents

@Brandon Fuhrman I have both in my portfolio and have to say I love the cash flow now rather than later. My strategy is use the cash flow generated now to reinvest those funds to compound that wealth. Whatever strategy works for you where you can sleep at night and meet your goals is the way to go - no right or wrong strategy

@Russell Butler just outsource property management and buy something turnkey if you want to invest directly. Reits have come down a bit so maybe a good play too

@Russell Butler most people will immigrate to Ontario, specially the GTA. Simply where the opportunities are. However as an investment Toronto is pretty much not investable for the mom and pop investors. I'm looking at Sudbury at the moment where affordability and cash flow is still possible. From a speculative play Waterloo and Golden Horseshoe area probably a safe bet long term simply due to big tech being so close
