Is Dayton, OH a good market for rental investing?

Hello all,

I am just dipping my toe in the water of real estate investing (or preparing to take the scary head first dive). I recently heard the David Greene Podcast on long distance investing and I love his model of building a strong team that can work with you in out of state locations. This is especially appealing to me as I will soon be moving to Japan for a couple years and so all of the states will be out of state for me.

I am curious about Dayton, OH specifically for a few reasons:

1- I went to school there (Go Flyers)
2- I have family in the area and may be moving back to southern Ohio at some point down the road
3- It seems to me (and maybe I am wrong about this, so please correct me if I am) but having a large military base in an area would make the market good for rentals, and Dayton has a large Air Force Base

My questions are:

Does anyone have experience with rental properties (single family and up to quads) in the area?
If so, is this a good market for this kind of investing?
Does anyone have any great contacts - specifically real estate agents and property managers - in this area?

Hi Kent,  We manage rentals in the Dayton area, SF as well as multi.  I agree with Ozzy it is a great place to invest. I also invest in real estate here as well as manage for other people  If you want to talk about the Dayton area just let me know.
