@Todd Dexheimer yes, new builds are getting creamed in every market. I have a SFH in Arlington, it's performed well. I wouldn't hesitate to invest more outside the core dallas area as like you said, people are migrating out of the urban core.

@Jeffery Wilen interesting perspective that A class tenants are opting for lower priced units. I think it's too soon to see the economic carnage from covid but if the trend continues where c and d class properties become more popular from the tenant pool that bolds well for MF long term

@Paul Moore thanks for this data!! I'll be looking closely at delinquency rates over next few months. MF has been such a competitive space to be in last few months so I agree, now is the time to build a team and raise capital. Mobile homes is somewhat of a new asset class so there's not much data out from what I've researched but if they weather the covid storm, it'll be something more investors will be looking at including myself.

@Evan Polaski I will definitely look at the new asset class like storage and mobile homes and see how they do in this environment. Real estate def has less volatility compared to the stock market, which is why I primarily invest in this area. I do have some gamble money in stocks just for kicks lol

@Eric C. Totally agree. Those over leveraged will get crushed, not limited to multi family. SFH as well.

@Ryan Daigle less volatile but let's see what the avg returns will be like once the dust settles. Vacancy will for sure creep up just be looking at the unemployment numbers, particularly c and d class properties. In addition, all the syndicators planning to do a value add deal and refi in 3-5 years will not be able to execute in this environment. I will be watching closely how this all unfolds.

Prior to covid 19, always hear multi family syndicators preaching how safe and resilient large multi family assets are. Boring but evergreen. Post covid 19 pandemic, I wonder how much this holds true...

@Jasraj Singh you pay retail price on the renovation plus deal with the headaches of contractors trying to rip you off. Stick to turnkey, leave it to the pros

@Justine Scheuher do it yourself next year. It's easy and you learn more about the financials of your properties. Amazes me why people outsource this for simple investment structures.
