@Nick Talarico, what r u looking to do, but rentals, do flips, wholesale? U have great Equity that maybe you could tap into? U also have good cash reserves saved up. I am also in the area.

@Ryan Short, butte would likely be better I think for rentals.  Both G.F. & Butte r strong markets and u will need an off market deal likely for it to make sense.
