That shouldn't be your primary factor when you're researching the property you should make sure that it suits your needs for the price that it's at and you can afford it and if you're going to rent it but it cash flows. I always encourage getting inspection done on the property

@David Campbell, I would choose option 2...unless you are going to do a 1031 exchange with option 1.  Either way the goal is to increase cashflow/passive income.  You can do that with a 1031 exchange or tapping into the equity.  What are the current numbers right now...mortgage, taxes insurance, maintenance, prop management?  

What might your payment be if you refinance @ 70-80% ARV?

David Campbell , u can refi and pullout most of ur equity but still leave some as a safety net. Then use the cash to down payment on more rentals, do a flip, or buy more rentals cash only. U can sell and do a 1031 exchange but make sure u follow those guidelines correctly and u won't have any taxes to pay due to reinvestment Talk to a tax strategist or attorney
