@Michael Glunk I have used credit union of Denver because they had good promo rates. This was barely pre-COVID, but they were the best rate and largest loan I could find then.

@Zack Friedenberg. My husband and I own property in both Denver and Frisco and have used both short term and long term rental strategies.

I think it's smart to look for investments in Breck, and your strategy is a good one. Your revenue numbers may be a little high, but there are options out there from $375-$700k which would make the deal appealing depending on how much you want to use it. Do your numbers include cleaning, incidentals, and HOA costs?

@Elijah Williams congratulations on exciting next steps!

My husband and I just moved out of our primary in Denver (U-Hills) and converted it to a rental. One thing to think about would be make sure you have made the 2 year anniversary before renting so that you can get 3 years of rental and have the choice to sell without capital gains (if that is what works best down the road).

@Joseph Egan I agree with others that you I have to define your goals. Two components of those goals are timeframe and risk tolerance. Those help frame which part of REI is more appealing for your situation.

I live in Frisco, so I am biased toward Summit County, CO.

I also think Crested Butte has some opportunity with the new builds in town and walkable condos.

I echo your sentiments about Tahoe.

Others I would add are Big Sky, MT and Sun Valley, ID.

Though all of these have seen pretty crazy appreciation the last 5 years, the ski pass consolidation is helping make out of state resorts more appealing to all skiers.

@Chris Poesch good for you to snag a property with a MIL there!

@James Carlson I love the area because it is affordable and yet 20 minutes to Denver and 20 minutes to DIA (for when flying becomes appealing again someday). I agree with your assessment that Anschutz impacts are moving west and Denver’s spread is moving east along Colfax. We are on Montview, which I feel is a slight step up from Colfax.

That said we have had the perfect tenants on one side and a consistent rotation on the other side. It’s a C class property and only 550sf each side, so it’s affordable rent, but we knew we wouldn’t be getting the best of the best tenants.

Apparently I need to do some furnace filter replacements to check out the latest food scene.
