@Tommy Panebianco In Colorado it seems to be appealing when it is a place you want to use for yourself some but can rent enough to still make the numbers work. I like the shoulder seasons for myself, but am happy to rent places during the busy holiday time. There are condos that can make cash flow, but you need the up front capital for it to work (usually) in these expensive markets.

I personally just look at Airbnb to get the closest data around the property I am looking for, but there are better tools for generic analyses.

@Kevin Burns I used a Groupon for real estate express. It provided a lot of flexibility, but depends how you learn and how much you are willing to put into it during and after the course.

@Tori Whittaker I agree with the others, your goals are more important than a lender. That said I find that larger lenders can loan across state lines while smaller ones like to stick to what they know. Find what you want first.

I flipped my first house this year in Denver - mid-pandemic.  It is definitely competitive here, but I think as with any real estate investing, there are deals out there.  I had to convince myself that the risk was worth the reward, which it was, but it would have been nice to start in a cheaper market!  If you already know the drill, there is plenty of opportunity here in CO.

@Pras Lee just curious why you are looking for Denver suburbs for your first rental?

I’d echo what others have said about Aurora, but there are other places like Pueblo that are less expensive if you are managing everything remotely.
