@Chad Martin I agree with the previous comments that 2020 has seen unprecedented demand, and it is not likely to subside any time soon. I still believe there is pent up demand for STR from people being in their homes and not flying. I can also attest to prices going through the roof. I am in Frisco, and the lowest listing right now is $1M. That is a lot of rental nights!

@Dave Foster BOOM!!! This is why I love BP. That is a great point about buyer and seller markets, and timing the market is just a losing game with an exchange. You have inspired me to look for the right deals! The property is in Aurora near Stanley marketplace so I feel ok about it in a correction, but your guidance on hedging is a great way to look at options within my overall portfolio risk profile. @Chris Freeburg interesting option I hadn't considered. We have a HELOC on our old primary, so I didn't think about it with this one, but thanks for helping explore all the options!

Thank you for the simplified analysis. That is kind of where my head was going, but then I was struggling to think of buying right now. Though as many have said- with time for

growth and the right strategy there are always good investments available.

This article sums up what I have seen and felt and experienced myself specifically in 2020. I think there is a lot of movement right now and those that can afford (or get creative) to live in the mountains are taking opportunities given the remote work environment.

I have a duplex just outside of Denver.  It is a quaint 1BR/ 1BA on each side.  We have the original tenants on one side and good (but newer) tenants on the other side.  It would be a perfect house hack for someone (not my family of four unfortunately).  We are making small cash flow and decent appreciation.  I am wondering when is a good time to let it go. The leases go through next summer.  

Then, is it crazy to think we can get under contract on another "good deal" in this craziness? I also thought I heard something about Biden doing away with 1031 Exchanges.  Any insights?
