I have always found Home Depot to be the best price and sadly the quickest turnaround here in Colorado.  If you can salvage the cabinet boxes, you can try to reface the doors only with Nieu cabinet doors.

As an investor living in Summit County (next door to Vail), we could absolutely use some trades up here.  Someone who is business savvy and can find and keep hard workers would do well.  I can't speak to salaries, but it seems there are huge companies that don't answer the phone, and there are individuals you have to buy beers for to get help.  Surely there is something in between that would go a long way!

@Filipe Pereira I agree with @Chris Freeburg about saving time with some simple questions. We found that requiring a minimum credit score of 600 made our list a lot more reasonable. Other than that, you have the bases covered. Good luck with your rental!

@Eric Baron I agree with others that you have to choose cash flow or appreciation, and if your choice is cash flow, Breck is not your place. I live in Frisco (20 min away) and there are plenty of properties outside Breck that are more affordable. The STR property management fees and HOA fees make cash flow very hard without a lot down. But seeing some neighborhoods go up 40% this last year tells me resort areas are in demand. Look into Dillon, Silverthorne, and Blue River for more reasonable prices with access to great skiing.

@Tariq Hakeem Thanks for sharing! There’s plenty of conversation on the energy debate, but I am shocked that 40% of the housing stock is going to be new construction between now and 2050! Where are they all going?

@Sami Stevens I like your plan! I personally like to recommend buying in a place you want to be - which sounds like a strategy you have thought through. I am in Frisco, centered between Breck, Keystone, Vail, and 2 other ski resorts. Yes, the prices are high for entry, but sounds like you’ve already done your research. @Matthew Meunier I live in Frisco in the Colorado mountains, so I understand what others are saying. If you are looking for a no-brainer slam dunk, this is probably not the market for you, but if you are willing to strategize, there are certainly opportunities. Ski towns are set to appreciate significantly in the  coming months according to some (https://www.vacasa.com/top-mar...).


Each area is different with HOA and STR laws and fees. Let me know if you want to run some numbers.

@Krista Goodrich I think you have some thought provoking ideas on this thread, so thanks for asking the question!  I also live (and work as an agent) in Frisco, CO and invest in Denver.  I think if you are in it for the short term gains, like others have said, it is really hard to make the numbers work in this market.  

However, if you are willing to play the long term game or get creative, I think there are good investments in resort towns.  Places like Blue River outside of Breck, Fraser outside of Winter Park, and Silverthorne/Dillon offer access to resorts with a little more reasonable prices.  I liked this article about appreciation potential in vacation markets (spoiler, many of them are winter resorts): https://www.vacasa.com/top-mar...
