Welcome to BP! I was just in KC, MO two weeks ago looking at properties- we really liked what we saw of the area. It seems like there are ample opportunities for investors there. I agree- mentors are a must! Best of luck to you on this adventure!

Kristina.... Welcome to BP!! So you are wanting a real estate school? If that is correct- you came to the right place. There are over 170 podcasts, hundreds of webinars, a long newbie course, a million books you could read, endless blog posts- AND access to some of the most experienced investors in the country.... Before you do anything else- exhaust BP first.... I think on the other side- you will find yourself pretty educated. :)

Hey Brian! Welcome to BP....! Throw a profile pic up so we can "meet" you. :) Don't take the criticism too much to heart. No one knows your full story before they start commenting... You obviously have spent some time thinking this through and have done some research. With that being said- glean whatever you are able... Go look at that members back ground, connect with them to see where they are coming from and why. It's probably more important to know why someone disagrees with you than why they agree with you. You will find every opinion on here from why you should absolutely consider out-of-state to why you should run from it. I wish I could credit who said this last week on a thread- "It's like the Mac/PC argument- most people don't realize there is a time and a place for both." Regardless - do a TON of due diligence. Take your time to educate yourself- BP has tons of stuff- read and listen to it all. You might be surprised to find out where you end up. I'd be happy to share my out-of-state experience with you. Hey Brian - although Mike didn't comply with your initial post :) , I would agree with him. Missouri is favorable towards landlords and does have low taxes. We are under contract for two SFHs in KC, MO. Went out two weeks ago and met with a provider that we really liked. I can't necessarily recommend them yet because we haven't actually been through the whole process nor experienced their full PM yet- however- we've liked what we've seen so far. Hey Jake! Welcome to BP! You're about to open a can of worms.... :) You will get every response ranging from "Run!" To "Buy my turnkey property!" :) Ultimately... I think it boils down to a couple things... 1) What are your goals? Are you going to be very hands on? If so, you might consider your local market. Do you have limited time and are hoping you can squeeze in real estate? Turnkey might not be a bad option. (Some will say it's not a good option no matter what....) 2) What research have you done? I'm a huge proponent of mitigating my risk as much as possible by studying those who have already gone down the path.... No need to reinvent the wheel. I would find people who have successfully done turnkey over a long time period- and pick their brains. I would also find local investors who have been successful over a long time period, and ask them the same questions. After that it will come down to you, your comfort level, and your goals. :) I would advise for turnkey... Find a market that is strong AND has a provider that has come highly recommended. Personally, I have found very few so far that can meet both those requirements. Also- if you haven't already.... Search the forums for turnkey and you will get a wealth of opinions on the topic.
