You're about to open a can of worms.... :)
You will get every response ranging from "Run!" To "Buy my turnkey property!" :)
Ultimately... I think it boils down to a couple things...
1) What are your goals? Are you going to be very hands on? If so, you might consider your local market. Do you have limited time and are hoping you can squeeze in real estate? Turnkey might not be a bad option. (Some will say it's not a good option no matter what....)
2) What research have you done? I'm a huge proponent of mitigating my risk as much as possible by studying those who have already gone down the path.... No need to reinvent the wheel. I would find people who have successfully done turnkey over a long time period- and pick their brains. I would also find local investors who have been successful over a long time period, and ask them the same questions.
After that it will come down to you, your comfort level, and your goals. :)
I would advise for turnkey... Find a market that is strong AND has a provider that has come highly recommended. Personally, I have found very few so far that can meet both those requirements.
Also- if you haven't already.... Search the forums for turnkey and you will get a wealth of opinions on the topic. GOOD LUCK!
