Alex Chin and Steve Wynne - Good questions Steve. I would be eager to hear the answers to all those as well. I love just west of Hilltop, and drive through it daily to get to our kids school and our office is downtown so I am really familiar with the area. If you like donuts, the little donut shop with the super ugly paint job across the street from safeway are the best donuts in Tacoma. Hands-down. Le Donuts. :)

Yes! I made it to my first one last week with my husband... it was great to meet so many other investors. It was too loud and crowded.... but I guess that's not usually the case. :o) I'm looking forward to the next one....  
Look up Kevin Carbon- he organizes the Meetups down here.... I don't know why it's not letting me tag his name... :o)

Welp,  you don't have to go any farther than BP. Start asking anyone you find who invests out-of-state ... ask them if they have done turnkey or otherwise, and learn whatever you can from them. Look on people's profiles to see if they have experience with turnkey as well. You will find out VERY quickly what companies have made a good name for themselves, and which ones haven't. I would recommend only moving forward with companies that have a couple recommendations from your different personal connections, in markets where you have researched and deemed worthy, where the numbers make sense for your goals and criteria, and I would definitely say it's a must to fly and visit. I would trust BP with this over Google any day - unless it links to a BP thread. :o)

Oh, and I AGREE.... Sam DeRodes with Home Detectives is AMAZING. I was so impressed at his thoroughness....! I will definitely be using him again for future inspections.

Hey Jeff.... nice! I was in KC two weeks ago... I really liked it! It has good things going for itself, that's for sure. I have some questions about your numbers.... I'm under contract for two homes in KC with a different provider... so I LOVE seeing another investors numbers. 

What condition is the home in? What things have been repaired, replaced? I've realized that "turnkey" means different things to different people. :o)

What are their costs for turning over a tenant? Is it one months rent, or half a months rent? Plus the lost income of whenever you don't have a tenant in there, right? 

Is the PM 8% then? Does Maverick manage the homes, or do they refer/work with a 3rd party?

Lastly, I don't see any CapEx numbers included in your projections...

Welcome Jennifer! Sounds like you came to the right place, for the right reasons! Us newer folk need to stick together and help each other whenever possible! Sometimes I feel priced out of MY market, and Bellevue is much more challenging than Tacoma.. ha! :o) I would agree with what's been said above... THINK BIG. Us stay-at-homes moms.... we are STRONG! :o)

I would say... there is SO much to BP... I've been on here since the fall, and I'm still learning, learning, learning.... don't stop!

@Alex Chin I love this. Way to go. Thanks for sharing. There are so many ways to do real estate... I just love to how people are putting their pieces together. Thanks for sharing your big picture. What area(s) in Tacoma are you investing, or what areas do you like and why?

Anyone have a take on what the next "crash" would be? I know everything goes in cycles... somewhere I was reading not too  long ago on a thread said, that the next crash would be a "credit crash?" Anyone agree or disagree? And anyone have any idea about how that would affect real estate? Trying to learn how that would impact the Seattle area..... or at large I guess. :o)

Hey guys... What are your favorite websites or resources for keeping tabs on all this stuff? Obviously - this is the Seattle times. Anything else you would recommend? I really want to know the area and be able to make educated decisions- and to understand the rise and fall of real estate markets – because I know the seasoned investors will make money in any market. Alex Chin - ok- still pretty new... How do you see this playing out for you? Buy houses and sell as the market continues to rise... Or would buy and hold long term? What is your plan for buying around Tacoma, and what would the eventual exit strategy look like?
