@Bob E.- Thanks Bob... I think it depends on how you run the numbers. If I run them very conservatively, i was getting lower returns.

Alex Chin - thanks for sharing. It's really good to hear how someone else views an area that I am really familiar with.... But also haven't felt comfortable investing in. It's definitely still referred to by many as the "ghetto".... But I think a lot of the crime has gotten pushed to parts of south Tacoma way and run down areas of Lakewood, and parts of East Tacoma over the last couple of decades. So good to hear... Thanks for the details! As far as crime... I don't know if Trulia is accurate or not... But Hilltop is still definitely the "red zone." :) But I too am curious to see the development of the area over the next decade. It has changed a LOT since I first came to Tacoma in 1998. Oh, and YES- I live within walking distance of MSM II. :) The first MSM is in New York City... How hilarious is that? Anyway... It IS good... A dinky old side shop- nothing fancy. Honestly, I always used to feel nervous there... Like when they would order from the soup guy in Seinfeld! Ha ha... Maybe they are softer now. :) let me know if you like it. :) Steve Wynne - Um, they will most likely try and pitch you on a spring roll at Le's Donut... Even if it's 8:30 am. :) ha! But I promise, the donuts won't disappoint. What area of town do you live in?

@Tom G. - Nice! I will definitely look into them- this is the first good recommendation I've heard for the area. Do you know off the top where they manage properities?

But Tom, I have some more questions for YOU! 50 doors is no small feat! Are your homes mostly in the Olympia area? How long have you been investing? Sounds like you might have a lot to share with some of us rookies. ;)

@Jennifer King... yep! :o) Thanks for the tip, but yes, I do know how to do that. For some reason, I haven't been able to tag Kevin the last couple times I've tried, and occasionally others as well. Other Kevin's will populate, but not him, not matter how many times I try or wait. Weird. 

I'm not an expert- but I think there are quite a few commuters from the west, and from the islands. We know if a family who relocated from Tacoma to Vashon just to save about 30 mins on their commute.

Ayodeji Kuponiyi Are you planning on investing with cash? I'm not sure where you would be able to buy 2-4 SF turnkeys and get 10k a month.... It seems like with 2-4 turnkeys... You would be hard pressed to get a net of 800-1200 a month....??

I would love to know this as well....!
