Costs may be 15 to 20% higher than when Jay was rehabbing here. Back then, labor was much cheaper than today.

I just read an article where some new townhomes are going in on 5 acres in downtown Kennesaw. It was in the Cobb Business Journal.

William, are they in the city limits of Marietta? I'm assuming you're wanting to go from commercial back to residential? I'm not an expert here, but I would think Cobb would be friendly towards this. 

Could the 2nd property be upzoned to commercial? That may make it more valuable in the long run. If you want to share the address with me through PM I can look into it for you a little more. I know the Cobb market very well having sold here for 15 years and investing the past 3. Let me know if I can help.

I invest in quality neighborhoods with good schools in the Cobb, Cherokee, North Paulding, and South Bartow areas. I look for the 1% rule, but more than that, I want my cash flow to exceed $500 per month. We currently own 3 rentals in East and West Cobb.

Guys, we buy 1 to 3 homes per month in Cobb on average. We don't keep them all. If you're interested in getting on my buyers list let me know. We wholesale 1 to 2 houses per month. Not a lot, but at least something. I have a deal in East Cobb right now that I posted this morning. You can find me at Cobb Real Estate Deals dot com.
