Hello @Germain Mopa. Welcome to Atlanta. I'm more familiar with the North/Northwest areas of Atlanta as I live in Kennesaw. I think Smyrna, Mableton (seems to be transitioning from C to B/B+), I also think there's value in some of the 2nd tier school districts like Kennesaw Mt (Tier 1/2), Wheeler, McEachern, Sprayberry, Marietta HS. They don't perform as well as others but have great locations and more rental prospects than the top schools which seem to be 95 to 99% SFR and Townhomes. I also love anything in Sandy Springs & Dunwoody. Let me know if you ever want to JV on a deal you find. I'm interested in similar.

Welcome Berny to BP, I'm also an experienced investor and mainly look for deals North of Buckhead and the Northwest quadrant including Cobb, North Fulton west of 400, Bartow, Cherokee counties. Let me know if I can add you to my buyers list, if so, message me your # and e-mail. I love Dunwoody, Sandy Springs, Roswell, Alpharetta and market to those areas. The competition is much tougher now vs 10 years ago, lots of mom and pop flippers out there over paying for property. I was at the Cobb foreclosure auction last month and these guys were bidding up houses to 85% of market value. Add a 6% realtor commission into that value and they are paying 91%. Insane. I've learned that following the crowd is not where I want to be, it will get you in trouble. Looking forward to networking with you.
