I am looking for a Greenville South Carolina realtor agent who enjoys working with investors, providing them data, and taking extra leads that may not work for me as an investor. Good stuff James. Thanks for posting. What resources are you using to assemble this data? I particularly like the spreadsheet showing peaks and lows.

@Sara Als. let me know if you need any type of investor partner in this project. We have new construction and flip experience. I live in Cobb County.  

@Brian Mccay I've been an investor and agent for the past 17 years in Atlanta. I think the intown markets are more complex and revolve around where the growth "might" go, or is already going. Higher risk investors are looking into the west side of Atlanta where things are starting to turn and the city has invested lots of capital. Bellwood Quarry Project, Mercedes Stadium area (Vine City, Wetstview, etc). 

In the burbs, focus on schools. That's all that matters, and on the urban edges in areas like Smyrna, focus on elementary schools for values. A lot of professionals will settle close in with a good elementary school or private school nearby. Once those kids hit middle school they either enroll them in private schools or move 15 minutes further out to better schools. In 17 years, that is what I've learned and it has served my investing well!

I've got to say, nothing makes me more angry than crooked real estate agents. Atlanta Communities has a good reputation in the community, so the advice given earlier to call the broker should get you the results you desire. If you wanted to pursue this with the Georgia Real Estate Commission my guess is that this agent could lose his license for pulling such a stunt. Which wouldn't be a bad thing to protect others in the future. He did break the law by taking money directly from you under the guise of representing your interests. 

I've been in real estate for 16 years and sold over 1,000 before becoming a full time investor. You ran into the 1% of 1% of bad eggs in the broker business. I'm sorry. Please let us know how it turns out. 

As an aside, finding deals at auction is tough. I like going there to find buyers who I can network with and provide them with properties we find that are off market. Let me know if you want to grab coffee sometime. I'll message you my number.
