Thanks @Amy Pedersen. You do a great job as well. @Brad Weaver, what are your investor objectives? We have a retail team as well as an investor arm of our company that buys & wholesales properties. There are very few, if any, deals on the MLS. It's important you find someone who is actively marketing direct to seller and get to know them. We're spending over $8k per month on advertising trying to find properties. We usually buy 2 to 3 per month right now. You can sign up on our buyer site at CobbRealEstateDeals.com. I agree with Jorge and throw out the top and bottom comp when I'm comping this area. For me as an investor,  this house is a $120k play as I've looked at pictures.  

Your margins for the end user are too tight and swinging for the fences with ARV's isn't helping. Experienced investors won't buy from you, and newbies will be out of business because they will get burned paying too much. That said, it's a free economy and if the less experienced investors want to gamble and pay that much it's up to them.

I'm seeking an investor minded agent in Greenville, Spartanburg area who can give me good advice on the area. Thanks in advance. 

I would be careful buying and holding lake property. Better to buy, build a house, and then put it on Air B&B. 

How firm are you on this price. Can you message me any links to pictures, etc? 

Make sure you can get zoning. If the neighbor complains that you're running a rental out of the house if not properly zoned, the county can shut you down.
