@Shelly Barnes, how did it go? I was there as well in the freezing rain handing out some flyers of houses I needed to sell, without an umbrella I might add. :) I can't believe how many people were at the tax sale on a cold, rainy day. 

Jorge, not sure about cost pf perc test. I would say that septic systems are fairly expensive to put in and that yes, in East Cobb I would be inclined to pay much less for a lot requiring septic, mainly because most areas of East Cobb are on sewer. I think you look at the rest of the market and compare. If builders are building on septic, then no big deal. My guess is they are not. 

@Mike Salisbury, I noticed you're a builder. I'm looking for a project manager/iicensed GC to join my house flipping team. We're looking for a young, talented builder in the Cobb County area. How would I go about networking to find potential prospects? Do you think there's a benefit to joining the Atlanta HBA as an affiliate? Do they have ways of posting positions, etc? Thanks for any advice you could give me. 

@Sunny Aga..What type of lots are you looking for in East Cobb? Schools, etc? We run across things from time to time.

Peachtree City as Matt said keeps you close to airport. It is in South Atlanta vs North. I would recommend you do a driving tour of the area sometime to see what you like. Does you wife go to the airport more than once per week? West Cobb is another area that has good schools, pretty good price for the $$, and gets you around 40 minutes to the airport without traffic. I've made it in 35 a couple of times. Traffic is always a consideration here however.

@David Lowe, I'm interested in your work overseas. My wife and I have a similar strategy, we need to make more in order to give more. We just donated $2,500 to the Methari Slums Project, an outreach ministry sponsored by one of my best friend's churches. They bought two containers, books, and computers for a school there. I couldn't believe how much our $2,500 purchased. We want to do more!
