The 2% rule has kind of morphed into the 1% rule. And even doing that is challenging right now.

Your desired market is also going to have a lot to do with it. Where are you looking to buy? 
With wanting turn key properties or little to no rehab…those properties are going to be extremely difficult to find. I’m not sure what your capital situation looks like, but you are going to need to go direct to seller, and you are going to need distressed sellers at that. 
Not impossible, but very challenging. Good luck!!
