I have a tenant that was a travel nurse. Her housing stipend was $1600 a week! But that is also to compensate them for their time. It is not uncommon for a travel nurses to stay in the mtr only while they work their consecutive shifts and head back home. Desirable areas such as yours so close to the pacific will always be desirable and I cannot imagine appreciation not making you look smart for this deal. 
Non of this is hard data, so I apologize, but I have been looking into MTR’s and the data is hard to find!

No one I ended up using I’m afraid. One person I spoke to was really pleasant but not practicing real estate law any longer. The other recommendation was..not pleasant. I’m sorry I couldn’t be more helpful!
