Derek, California just passed legislation in 2021 to become more ADU friendly as a state. A lot of ADU companies out there will be able to help you with getting your permits submitted and plans drawn up etc. The prices I have seen range from $150-$210 per sqft. The real challenge is going to be the time frame it takes the city to approve the plans. I have seen it take as long as 9 months! BUT, looking on your city/county's website and finding the phone numbers on the planning department can get you in touch with the right people. I think making those calls yourself can expedite the process. I see the post is about a year old, any updates??

Looking for an affordable prefab/kit ADU to be build or installed in Riverside Ca. Does anyone have any recommendations?

Also, any idea of what an ADU will do the the value of a home in Riverside County?

Hi all,

New investor excited to get started. I am looking at a Quadplex and a Triplex in the Columbus OH area. They are older properties in need of lipstick but not complete overhaul. I have ran the rental property calculator on both. Allowing 7.5% for cap ex, maint, vacancy, and repairs. 10% on property management. What are some of the pitfalls I do not see coming? All signs point to extremely solid investment, but as a newbie I know the most challenging hurdle is going to be the one I don't see coming. All thoughts would be much appreciated!

Hey all, I am trying to purchase a brrrr property in Columbus Ohio. This would be my first deal, and I would like it to be funded with a hard money loan. Any advice or tips on how to get the loan with no experience?
