4-Plex cash-flowing deal with opportunity to raise rents!

Hi BP fam,

I am selling the first investment property I ever purchased. It is a cash-flowing property with opportunity to raise rents as is. If improved, rents could be raised even more. Usually fully rented, one vacant unit currently, one very long-term (12+ years) tenant. Currently professionally managed. Could save money by self-management if local. The units are in good shape.
