I’m looking into franchise restaurants. An experienced operator is not that difficult to find. But ownership rarely crosses their mind. They can provide serious cash flow with minimal owner involvement. 

5. 3 contractors. 1 was licensed GC. Other two work just contractors. Learned that every project will go over budget. Learned that some point in the project, some product will be out of stock and an audible will need to be called. Order as much material ahead of time as possible. Front load your hard money draws. Over communicate with lenders and investors. Be organized across all levels. Plan for holding additional months with market shifts immanent. Multiple listings active at the same time will allow you to gauge the market more precisely. Escrow rarely ever closes on time. We are here to help, but it is not a charity. Action taught me more than 500hrs of the podcast. 

70% of what the home will be worth when it is fixed is a good metric. Also, making 10% of whatever the home sells for profit wise is another solid metric. That can help sometimes in the California price point. 

The current interest rate on the property in question could be helpful in making your decision. If you are sub 3.5 that is extremely money you are borrowing. Might be awhile before we see money that cheap again. Just food for thought. This is the place to ask questions, good job and good luck!

Ya @Scott F. seems like permitting and finance are always the biggest drawbacks to the ADU space. But we are just at the beginning of what it will become. Curious to see what changes/adaptations are coming in the future!

@Scott F. did not end up building the ADU. Permitting would have blown our timeline. Simply flipped the home. Wish we had, and wish we had kept the house!
