This is probably old hat to most of you - but for the newer investors out there in the Triangle (Raleigh, Durham, Chapel Hill) NC area, there is a public webpage for Wake County that lists assessed property values and recent purchases. At http://services.wakegov.com/realestate/ you can search by address, street, or owner. I use it a ton.

In other NC areas, most other counties have the same thing; some others are just not quite as easily usable.

In North Carolina, we are expected to "probe for moisture," which is likely what he was doing here. But I generally start by probing with a finger, not a sharp object.

@MattMorgan et al., I always hate to hear about difficult inspectors. The new-school way of thought is to paint everything positively and explain how to fix things, not just what is wrong. Things go wrong with every property, and I would recommend talking with your inspector before he hiring.

Hey Kalila, we hear from clients and friends in similar situations very often. With the house and your mom, it all depends on what you want to do. 

1. If you want her out as fast as possible, sell it as is for a lower price. 

2. If you want top value out of the house, fix it up yourself (or hire someone). 

3. If you want her to be able to age in place, we work with a company called Reversible Renovations that does aging-in-place remodeling (http://www.reversiblerenovations.com/ , talk with Heather Lord ). A reversible mortgage (OVM Financial, Ken Updegrave, https://www.linkedin.com/in/kenupdegrave) can allow your mom to stay in her home and start drawing money from the equity already built up.
