My name is Kristian Reynolds. I am from Denver Colorado. I live I Weld County Colorado. I like fix and flips, wholesale, and buy and holds, but the area I want to focus on is land development. I think this is a grate place to be because; home prices are above the cost to build, inventory is low, my market is growing, fighting over existing homes takes the profit out, and there are less surprises. Please expand with your thoughts on this.

Hi Kristian! I am a Realtor/Investor/REO listing broker/blogger in Greeley. I would be happy to help you out any way I can. $80 a square foot seems pretty cheap, but I am not a construction expert. Duplexes can be hard to value in that area because there are so few of them. @James Bell

I am not aware of any water issues there, but there could be. It is important to make sure the land/lots have water taps included and not just available. Water taps are very expensive. I am not sure what exact size taps you would need, but here is info from the city.
