Try to find the owner of the vacant house and see if they might be interested in selling, maybe you could wholesale it. Does it look bad? Full of homeless people at night? I guess it depends on the condition; if it doesn't look bad then it's probably not a big deal.

I don't know anything about your market but that property doesn't sound like it could produce 70k+moving expenses+profit. Of course, without the ARV and repair cost it's hard to say...

What's the land worth? Can you clear the land and make a $?

I haven't spent a lot of time researching this topic yet but I plan on "hiring" my wife as the manager or making her a partner of my LLC. She plans to get her RE license and manage the business with all of the benefits of being a realtor (MLS access, etc). My primary business is wholesaling so I don't necessarily need a realtor but I figure if you own a RE related business it can't be a bad idea to have a realtor on staff.

There is probably more to it but this is the way I hope to work it out.

If its not occupied then you decide with the seller what is the best way to do showings. They may hand the keys over or you might suggest a lockbox, what ever you decide, put it in the sale agreement.
