I haven't been keeping up with your tips, for some reason I'm not catching them on the dashboard. I want to go find part 1 because part 2 is pretty solid.

So it looks like @Matt Swartzendruber has properties for sale already which I think is key to building a buyers list. In my opinion, you should have property for sale before asking for buyers. It's hard to ask someone to buy something that you don't have. I understand that the big gurus are telling everyone to build a list and you're in business but what do you sell to your buyers? With out a seller a buy is worthless. Also, I think that building a buyers list is far less important than build a GOOD buyers list. Good buyers come through organic relationships. My suggestion is to ditch the CL ads and hit the streets and the forums. Meet investors in person, get to know them and what kind of deals they are looking for. I think that one of the reasons that wholesalers get such a bad rap is because so many of them are busy building lists while organic business relationship passes by. Just remember, if you find a good deal the buyers will be there, whether they're on your list or not. Good luck.

Hi @Jamane Y. I'm a little confused. The term absentee refers to an owner that does not live in the home. Is there a reason that you have chosen to focus on homes so far away from your location? Typically people focus on the market where they live or a neighboring market. It would be very difficult to invest so far outside of you market unless you have someone on the ground where the properties are. Is there a particular reason why you're not focused on your local market?

You estimate it based on comparable sales. You may be able to find a realtor to help you with this.

You need to figure out ARV.

Assuming that the ARV is at the low point of your comps (this may not be correct, its just an assumption)...

0.7 X $45k - $15k for repairs - $2k for your fee = $14.5k

Please don't make any deals based on these numbers, its just an example to help you figure out an offer. So for my example above the best offer I would make would be $14,500.00 Ideally you want a better fee than $2k but there is not a lot of room on this deal.

Figure out the ARV, that's the only way you can figure out if you have a deal or not. Good luck

**Apparently @J. Scott types much faster then I do. Look closely at his numbers as he is far more experienced then I am.
