The problem with this would be the time required to check every list against the master. There are some programs you could use to do this but it would still be a time consuming PITA. I do keep track of undeliverables but I haven't really found a decent way to make sure I don't send to them again. I have recently started looking at a CRM but haven't started using it yet.

Just get to the point. I just say, hi I'm Brian, I buy houses, I'd like to buy your house. A little more detail but that's the basic idea. I'll post a copy of my letter for you when I get home.

You've got to go directly to the seller; either direct mail, door knocking, cold calling, or some other type of marketing to get directly in touch with the seller. Forget about the sources that the average person uses, if you want a deal you've got to go get it. If you don't have time or desire to do any of these things then find wholesalers, real ones, in your area and let them know what you're looking for. Good luck.

it's decent enough for a basic overview of sales in an area but I don't use it to price a property.

Thanks @Bryan L. I'm going to look at a property in a bit; I was on the phone with the seller yesterday and I asked him how old the furnace was and he said "what's a furnace?". I tried to simplify the question by changing furnace to heater, he replied "water heater?". Who knows, maybe he doesn't have a furnace, but if he does this info will be helpful. Thanks.

It might be a good idea to ask us (BPers) about this person. If this person is a member here and you don't want to "call them out" publicly then PM a few locals that might know this person. If someone has credible references then they won't mind if you ask for them.

I don't know what the reason was for the rejection back then but I think Denver would reject the games today as well. A lot of people in Denver just want to be left alone by the "outside" world. We love our town, we hate the traffic, and we kind of just want things to stay the way they are. From a REI perspective I think the games would be amazing, at least for the short term.
