Hello,

I am a new investor and I am having a hard time writing an ad that market cash buyers. Any suggestions and tips is gladly appreciated.

So it looks like @Matt Swartzendruber has properties for sale already which I think is key to building a buyers list. In my opinion, you should have property for sale before asking for buyers. It's hard to ask someone to buy something that you don't have. I understand that the big gurus are telling everyone to build a list and you're in business but what do you sell to your buyers? With out a seller a buy is worthless. Also, I think that building a buyers list is far less important than build a GOOD buyers list. Good buyers come through organic relationships. My suggestion is to ditch the CL ads and hit the streets and the forums. Meet investors in person, get to know them and what kind of deals they are looking for. I think that one of the reasons that wholesalers get such a bad rap is because so many of them are busy building lists while organic business relationship passes by. Just remember, if you find a good deal the buyers will be there, whether they're on your list or not. Good luck.
