Sam Craven Everything I have I have gotten through my craigslist ads over the last 4 months. So, a few dozen buyers and about 10 leads, of which only 2 were motivated of which only one is under contract.
Once I close this current deal I will put money into marketing and do some direct mails and bandit signs and probably improve my website so I canpost properties I have on there.

Sharon Vornholt Sam Craven I dont know. I was not aware that what I was doing was not allowed by Craigslist. Like I said, I have about 20 different yet similar ads that I run. I post 1 for buyers and 1 for sellers first thing in the morning, then I will post another round of 2 different ads at lunch and another round at dinner time. I have been doing it that way for about 4 months now and have never had a problem. I have custom links to my squeeze page in all of them. None of them openly display my URL, but I will have a "Click Here" link. Typically a brand new ad I can renew every 24 hours for the first couple times, then the renewal time gets longer and longer until I can no longer renew that ad. I keep writing news ones so I have a fresh selection. Like I said, I didnt even know what I was doing wasnt allowed, I just do it.

Orlando Centeno Thanks! I saw it on Craigslist and called the seller. I check craigslist like 10 times a day! Seriously! I caught the ad within minutes of being posted and called immediately!
I walked through the property and then just had a fully open conversation about my intentions or wholesaling the property.

Seems low, but who knows. I can get the furnance and central air units and installation for $3000. But that is plug and play. No duct work and wiring needed. It all depends on your connections with people in the field. Maybe the whoelsaler has a family member who does it and thats the family discount price??? You should get a few quotes on your own if that will help you feel comfortable.

I have been marketing through craigslist only for the past 4-5 months and JUST got my first property under contract this past Friday. Its all about persistency and consistency! I put up 2 ads (1 for buyers and 1 for sellers) 3 times a day, EVERY day. Sometimes more. Once I sell this property I will expand my marketing beyond the free options and continue to market market market. As they say, we are not in the real estate business, we are in the marketing business! It is a numbers game.

I have read all the Zillow help information on this topic and they are useless! They tell you to visit the home details page and click on links that do not even exist on that page! I was able to claim ownership by entering my name and number, but then it does not allow me to edit any of the sale information! I sent an email to Zillow, but am hoping to solve this issue yet today since my contract clock is ticking!

I like Menards. They definitely are lower priced than HD. I would say you will find higher end items at HD and Lowes versus Menards. But if it is for a rental or a fix and flip nice low end items will work! Their lumber is cheap, but not always the greatest quality. Menard actually began his store by buying all the materials other companies rejected and offering them at a discount. The Menards store obviously grew from there. They do offer a lot of American made items and are proud of that. I typically buy all my tools from there, I am not a contractor so Im not using the tools every single day. I do not need the quality and durability of a DeWalt since they cost $100s more than a similar tool at Menards. I have a tool shop brand framing nailer I bought for $78 last year. I have used it to remodel 2 basements and it works great!
If you are looking for high end fixture HD and Lowes will offer a better selection than Menards, but Menards has a great selection of low and mid end everythign else. I will always stop at Menards first before HD or Lowes. Just my preference. And just like Kyle Hipp, I have all 3 within a mile of each other so it is not a matter of convenience.

I have a property under contract and I was creating a postlet and it keeps telling me there is a duplicate address in Zillow so it will not post there, the current owner said he released ownership in Zillow so I should be able to post it there as my own. How long does that take to before I am able to post it as my own, it has been 2 days! Am I missing a step I need to take to take ownership??
