I will not be able to attend because it is my birthday and honestly Id prefer to spend it with my boys. :)

Jamaal Hunt Yeah, I was thinking individually would be bigger profits, but as a package would be faster turnaround.

Ok, I am working on a deal that would potentially be a 4 property package deal. My question would be, as a wholesale exit strategy, would it be better to sell them as a package or individually?
I know there are benefits with each, I just want to hear what others would do or have done in the past. 3 of the 4 properties are all on the same street on the same block. The 4th property is a few miles away. Also, it would be 3 duplexes and a SFR.

Orlando Centeno Hey! Losing your first deal isnt a failure, its a learning experience. Like you said, you know what you need to do now. Im glad you were able to get anothe rdeal under contract. I am still searching for my 2nd deal... hoping it is a multi property package I am working on this week!

Matthew Cariello What neighborhood is this in? I know you can get better returns then that in Milwaukee. I just had a duplex selling for 45k, fully rented it was bringing in $1300/mo, taxes were only $1780 and tenants paid WE Energies owner paid water sewer. So, to be honest, the only way I could see paying double to only gain $400/mo (figure takes into account higher taxes also) would be if it was in a great stable neighborhood where you could also expect some appreciation.

Adrian Mata Its not too far fetched. In Milwaukee you could be all in on a single family home for $25k and rent for $800-900. Dawn A. specializes in those types of properties! Obviously, some of the cheaper ones have losts of work needed to get rent ready, or come with back taxes or liens. Do your due diligence. But, those types of deals are out there, so dont NOT check them out because you think there's a catch. You'd be passing up money! :)

Alex Henriksen Well, Madison is such a hot rental market right now, thats what is behind the inflated prices.
Have you thought about looking at cheap SFR and turn them into rentals? They can usually command higher rents than a multi.
Just something to consider.

Orlando Centeno Yep, I am aware of the stats on YL. Persistence wins! Well, I did the typical absentee... with my next round I am going to change it up a bit since everyone and their mothers goes after absentee... I just needed a starting point.
I thought about not putting a return address on the envelope but know what I do with most mail that comes to me without a return address... recycle without opening. So, Id like to have an address on there. I also liked Dawn A. greeting card strategy and think I may try that too!
Keep it up! Sell that property and move to the next!
