John, I don't know. I give them the address. I should start suggesting they drive past and then decide if they want to walk thru.

Yeah, I thought 2 hours was excessive. I could manage an hour, but not 2. My wife would not be comfortable with showing a property, especially to a stranger. He is from Illinois. Not even sure if it would be him personally coming. I think I'll email him back and just tell him I could do 12-1.

So, I have a buyer from out of state who wants 2hrs to do a walk thru during the day on Monday. I work until 4, but he is only available from 10-12 or 12-2. I can not make those times and he can not make any time later, how do I handle this?

I had a guy call me about the Duplex. He was asking questions and I told him the price, his response was "I think I could manage that", so then I informed him this was an all cash transaction and there were no contingencies for financing How much cash do you have to invest with? "About $15k but I have some equity in my current house that I could refi and pull some cash out" to which I asked if he has already done that or he would have to do that to make this deal happen. He said "I have a little, Id need to get more, when can I see the property?"
Am I right in thinking that he would be a waste of time? He does not have the cash for this deal. I did schedule I time to walk through the duplex though because he claims he does have $15k in cash. I could come across something in his price range and didnt want to reject him completely. Am I thinking correctly or just tell him it would be a waste of our time? Im more concerned about wasting my time than his. :)

Orlando Centeno Thanks, which CL ad was it, the postlet one? Im still having issues with postlets! They still have not verified my phone number and Ive contacted HELP several times in 3 days, its just an email and the response they sent was "We are Investigating it"! Come on people! Clock is Ticking! What do they have to investigate?!

Congrats on getting your signs in! I expect to see them up ALL over Milwaukee this weekend! hahaha!

OK, deal update. I had 3 "Interested Buyers" scheduled to do walk throughs on the property this afternoon. First one was at 4:30... waiting.... waiting... called her at 4:45 and Oops! She forgot and was about 40 minutes out of town and would be unable to make it. Um, ok. Second one was at 5:00... waiting... waiting... 5:10 I called him and Oops! He forgot and wasnt going to be able to make it, but we should set something up for next week... Yeah, ok! My thrid person SHOWED UP! Yay! We did the whole walking around the outside and then went inside. She was very knowledgable and knew what she was looking for. We actually got to chat with one of the tenants and asked her how she liked the place and if there were any issues or things that didnt work... nope, everything was good though she would like a new screen door. She is happy and would like to stay upon sale. So it was a good meeting!
One thing I did find out is that instead of renting for $1350 like I was originally told, it actually only rents out for $1300. I received the rental agreements late this afternoon.

C. Raine Williams That is inaccurate. EMD is not required to make a contract legally binding. It is customary, but not a requirement.

Also, if he only wants properties that ARV up to $40k, why would he need to bring in millionaire partners??? Especially at only 10% down!

Cuz, I think you could get a property as a lease option then turn around and sell it as an option to purchase to your end buyer. Though I am not truly sure the difference between land contracts and lease options.

Ok... at what point do I send a copy of the contract I have in place to the end buyer? I am assuming once the end buyer agrees to buy I would send him the assignment agreement AND a copy of the contract I have in place?? I mean, who would want to agree to take over a contract without knowing the terms of said contract??
