Ride out the W-2 a few more years and acquire as much real estate as you can. Then you can leverage that real estate for different types of loans. Best of luck to you.

The age old question. It is all situation dependent. If you are carrying a high note and this is indeed your only investment I do not think there is an issue keeping this in your name. 

I currently have properties in my name but starting to scale so looking at different options. Best of luck on your first purchase.

I don't think we are there yet. We have seen signs of competition for houses as the inventory is just so low. At the same time, I have 10 listings right now, priced fairly, that aren't being flooded with buyers.

Currently we have 2 single family long term rentals. We just purchased a Quadplex and were sent an insurance quote. The agent stated "
I did include some coverage for vandalism/burglary which are optional, however, just want to make sure you are covered in the event of a loss." 

In the policy "Residence Burglary" is $78 per month with limit of $5000 coverage."Vandalism or Malicious Mischief" is $105


The 4plex is in a class C- area if that makes a difference. Thoughts on this coverage and if it is something I should spend $183 a month on?
