What's the saying? Best time to buy real estate was 10 years ago and the next best time is today! It is never too late to start you just have to adjust your goals/expectations. What is the reason you want to invest in real estate? When you figure that out the best path will make sense.

How much are the fines? What are the penalties?

Hey Monte- Congrats on starting to take the leap. Most people will likely tell you to get out and go to RE meetups in your area. This may be true and could work for you but I have never. Whether it be podcasts, books or BP forums education is key. Ask questions on here and learn learn learn.

Wow that is surprising in a place like Canton. I have had several investors leave North Canton because of the new restrictions but I have not heard any bad stories about Canton. Come to Akron! :)

No an agent is not needed if you know what you are doing. If you are starting out, which I assume since you asked this question, you should find a local investor friendly agent to assist you.

 You should be able to get a lot more than $875 for a 2 bedroom S8 property.
