Best of luck!

I think everyone has these mental blocks. Depending on your risk tolerance, make sure you are financially ready for the worst scenario. Other than that just do it and rely on those in the forums or your inner circle to help guide you through the process. Best of luck!

From listing investment properties in Akron and Cleveland I would do my homework to make sure tenants are indeed paying rent. If Section 8 figure out what percent the tenant is responsible for. Also ask the seller for the last S8 inspection report. Best of luck on your investing!

Quote from @Alon Dayan:

Hi all, I’m  a newbie investor and looking into my first real estate opportunity.

I came across Akron, does anyone have any insights on the market there? any tips / alternatives?

Thanks!

Hey Alon, this will generally depend on what you're after. While Akron offers affordability, Cleveland emerges as a better bet for steady rental income due to high renter occupancy. On the other hand, Columbus might be ideal for long-term appreciation due to population growth and a strong economy.

Are you familiar with the rental demand in Akron?

It is 100% up to you if you want to allow it. If so make sure they get it professionally installed. Put stipulations on what type of fence you want to allow.

100% up to you. If the numbers work it really does not matter what you choose.

Quote from @Clint Galliano:

Definitely get with their broker and if you don't get satisfaction there, contact the state regulation authority for real estate licensing to file a complaint.

I agree contact the broker and see what they can do for you but "file a complaint" is not going to do anything but waste time. If you signed the contract until July 2024 then it is what it is.

As an agent I would never hold anyone to that but it is the right of both sides of the agreement. A complaint won't do anything.
