I would not worry so much about the LLC if I were you. Just make sure you have the proper insurances.

I think each market is unique but I list on the majors (Zillow, RentRedi) but have received the most attention on Facebook Marketplace. For reference my rentals are in Akron, OH.

If unsure I would recommend catching a flight to the area and go see 10+ properties. Cleveland and Dayton are 3+ hours apart so I would probably pick on or the other. We are in the Akron area but service Cleveland as well. Cleveland is going to be more competitive that the Dayton market.

Why are you looking for a fixer upper? Do you have a contractor that you plan on using or are you figuring all of that out later?

 If someone has $40,000 for a possible mentorship program they are not at the stage in the business where creative financing is needed. If you are new you probably won't even understand most of the common terms used when discussing sub2.

Go to YouTube University for free and go start buying! Too many resources that are free/cheap to spend $40,000. The $40,000 mentorship might be beneficial for someone who is maxed out and can't figure out how to scale. As a noob you do not need anything other than money and free education.
